			Thanksgiving 4-night minimum, 5th night free. Christmas 3-night minimum (4-nights if Christmas falls on Saturday or Sunday)  Additional night free. New Years 3-night minimum (4-nights if New Years falls on Saturday or Sunday)  Additional night free. Labor Day 3-night minimum, 4th night free. Memorial Day  3-night minimum, 4th night free.
		Non-refundable cleaning fee $235.00 Lincoln City Lodging tax 9.5% + Oregon State Lodging tax of 1%
		Advance reservations and signature are always required. Payment of one night's lodging required to hold reservation. Prices subject to change without notice prior to our receipt of deposit payment. Security/damage deposit of $250 required in advance unless payment is by credit card.
		30 days prior to arrival, full refund less $150 cancellation fee. 14 days prior to arrival, 50% of total costs (lodging + tax + cleaning) refunded;  remaining 50% of total costs becomes due immediately. 7 days prior to arrival, no refund; 100% of total costs (lodging + tax + cleaning) due immediately. Partial cancellations during a minimum stay period will be charged for full stay.
		are always rented as a single unit, never one or the other separately. Five bedrooms, three full baths, sleeps up to 16. Historic Beach Cottage, next door to , is available for additional space.  Sleeps 6, two bedrooms each with Cal King beds, two twin bunks.  One bathroom.  Ocean views, lush grounds, year-round creek.
